Sometimes lairs will "show" but will no longer be able to farm right before they disappear.

Use your watch tower, to find things local.It usually tells you how long the invader has left.If the lairs belong to an invader thats not showing tthere is a good chance that the lairs are stale.
Also if you find lairs the same way it should give you an indication of the lairs that are likely to still be active.
I know at some time there is / was a timer for them to time out as well,so you know when they are spent, seen but not available

the watch tower sees them, but i still cant attack...

I am having the same issue, I have refreshed the game. I can see the lairs, yet says 'coords unavailable'. I am able to rss normal, but not invader or ghost lairs.

Everyone that has this problem should report it to Plarium. Go to Menu - Help - Ask a Question - Question type is Loading / Running Issues. You need to give precise information including kingdom and coordinates and you should attach a screenshot or video.
